Below are five critical points to keep in
mind before you build:
- 1 Make sure you leave
enough time to get through the permit
process. In many towns and cities, you
could spend 6 months or more just waiting
for your application to be reviewed.
Find out if your locale offers permit
expedition. If you have a construction
loan for 12 months, and you spend six
in permitting, you will only have 6 months
left to build your house.
- 2 Hire a local engineer,
contractor and if necessary, surveyor.
They will make sure you build the home
to local code, and will ensure your plans
move smoothly through the permitting
process.
- 3 Don't take the lowest
bid from any contractor unless you have
checked references and believe you will
get good value. Many low bids can cost
more in the long run because you need
to fix bad work or because the contractor
will try to make up for a low bid by
charging you for change orders or fixes.
- 4 Beware of cheap
lots: they can have many hidden problems;
lack of easements, services, or be so
awkwardly sited foundations will cost
more than the lot.
- 5 Don't make a lot
of last minute changes. Try to have a
final design and stick to it. Change
orders are EXPENSIVE and can easily double
the cost of your project.
