Is Panelized Housing the same as "Prefab" or "Modular" Housing?
Absolutely not! We design and build only custom-engineered, open-panel homes, which look just like conventional "stickbuilt" homes, except that the walls are pre assembled and erected on site. All exterior walls and roof trusses are engineered and built to exact specifications at our plant in Alberta, Canada. A modular or pre-fab home is usuallyalmost completely pre-built, much like a mobile home.

Panelized versus "Site" or "Stick Built"
When you think about construction, "site built" homes are really not "built" but assembled. Builders purchase building components, such as roof trusses, studs, floor joist, decking, windows, doors, cabinets, drywall, shingles, electrical wire, bath fixtures, floor coverings, etc. from local building supply houses or component manufacturers and ship these materials to the job-site for assembly. By contrast, Modulex purchases brand name materials direct from the manufacturer in large quantities and assembles them in their factory under controlled conditions out of the weather. Using sophisticated cutting equipment, precision jigs to assemble components and by using the "right equipment to perform the right job", the Modulex Homes' craftsmen have the benefit of building your home under "ideal working conditions" resulting in an efficient and timely building of your new home.

What is a Panelized Home?
A panelized home is constructed out of individual walls, or wall sections, in a controlled environment, prior to delivery to the home site. Unlike traditional "site-framing," which is done outdoors with rough lumber and other building materials delivered to a job site, panelization is done indoors with the added efficiency of computer automation and quality control provided by state-of-the-art wall tables, production saws, automatic nail guns, forklifts, etc. All walls are constructed with truly extraordinary Canadian grown, kiln-dried, Premium and #2 or Better lumber, and all exterior walls are framed with 2 x 6's. As each wall section or panel is built, it is designated by letter or number code in correspondence with the home plan. This assures accuracy in placement when panels are delivered to the home site and assembled using framing completed before the material is delivered to the site (the panels are designed to be hand carried). This result is a weather-tight panelized shell that is finished in days, as opposed to weeks with "site framing." While several types of wall panels are produced nationwide, the open panel is most common. Exterior walls typically have sheathing applied with rough openings for windows and doors, further reducing job site labor requirements. Interior panels are open for wiring, plumbing, heating and on-site inspection. Open frame panels are well-suited to custom designs and accommodate on-site change orders issued during construction.
